Full Roof Replacement

New roof replacement in Central Texas

Roof Replacement Done the Central Texas Way

Replacing a roof in Central Texas isn't the same job it is anywhere else. Between the hailstorms that roll out of the Hill Country every spring, the relentless UV exposure that bakes asphalt for nine months a year, the wind events along the I-35 corridor, and the freeze-thaw cycles that have become more frequent since 2021, our roofs work harder than most. At 3 Rivers Roofing, we replace roofs across Austin, San Antonio, and every small town in between — San Marcos, New Braunfels, Lockhart, Buda, Kyle, Wimberley, Seguin, Schertz, Cibolo, Maxwell, Uhland, and the rural properties scattered along the Blanco, San Marcos, and Guadalupe rivers.

A full roof replacement is one of the largest investments most homeowners will make, and the difference between a 12-year roof and a 30-year roof usually comes down to how it was installed, not what was installed. We tear off everything down to the deck, inspect what we find, and rebuild your roof system the way the manufacturer specifies — not the way that gets us off the property the fastest.

When It's Time to Replace Instead of Repair

Most homeowners come to us after a hail event, an insurance adjuster visit, or a leak that finally became impossible to ignore. But there are signs your roof is approaching the end of its service life long before water shows up on your ceiling. Granule loss in the gutters, curling or cupping shingle edges, exposed nail heads, daylight visible in the attic, sagging rooflines, repeated repairs in different spots, and shingle age past the 18-20 year mark all point toward replacement rather than another patch job.

For metal roofs, we look for fastener backout, oil canning that has progressed to actual panel deformation, rust at the seams, and failed sealant at penetrations. For tile roofs common around Wimberley and the Hill Country, cracked or slipped tiles combined with deteriorated underlayment typically mean a tear-off and re-felt rather than a tile-by-tile repair.

Materials We Install

Atlas Pinnacle Shingles

Pristine, Impact (Class 4), and Sun lines. Lifetime limited warranty, Scotchgard algae protection, and HP42 nailing zone for installer accuracy. Learn more.

Standing Seam Metal

Snap-lock and double-crimp standing seam in 24 and 26 gauge steel. Galvalume and Kynar 500 painted finishes. 40+ year service life. Learn more.

Synthetic Underlayment

We install premium synthetic underlayment as standard — not the 15# felt that fails in Texas heat within a few summers.

Ice & Water Shield

Self-adhering membrane in valleys, around penetrations, and along eaves on low-slope sections — critical after Winter Storm Uri showed Texas what ice damming looks like.

Our Replacement Process

Every replacement we do follows the same disciplined process. There are no shortcuts and no surprises.

1

Free Inspection & Detailed Estimate

We climb the roof, document conditions with drone photos, measure accurately, and give you a written estimate that itemizes materials, labor, tear-off, dump fees, and warranty coverage. No vague "ballpark" numbers.

2

Material Selection & Scheduling

You pick your shingle color, metal profile, or tile style. We order materials, schedule the dumpster and delivery, and coordinate around the Central Texas weather window — no point starting a tear-off the day a front rolls in.

3

Property Protection

Tarps over landscaping, plywood against AC condensers, and magnetic sweepers staged before the first shingle comes off. We treat your property like our own.

4

Complete Tear-Off

Everything comes off down to the bare decking. We never lay new shingles over old ones — that traps heat, hides damaged decking, and voids manufacturer warranties.

5

Decking Inspection & Repair

Rotted or delaminated decking gets replaced before anything else goes down. In older San Marcos and New Braunfels homes we routinely find 1x6 plank decking that needs reinforcement before modern shingles can be installed to spec.

6

System Installation

Drip edge, ice and water shield, synthetic underlayment, starter strip, field shingles or metal panels, ridge vent, and ridge cap — installed in the correct sequence with the correct fasteners at the correct spacing.

7

Cleanup & Final Walkthrough

We magnetic-sweep the entire property twice, haul off the dumpster, and walk the job with you before we leave. You sign off when you're satisfied, not before.

Why a Local Central Texas Roofer Matters

Storm-chaser companies show up after every hail event, sign as many contracts as they can, install roofs as fast as possible, and disappear. When something goes wrong two years later, the phone number is dead. We live here. Our office is on Johnson Avenue in San Marcos. We see your roof every time we drive past, and our reputation in this community is the only thing that keeps us in business. That changes how we work.

Insurance claim? We work with every major Texas insurance carrier and can meet your adjuster on the roof. We document hail and wind damage thoroughly so nothing legitimate gets missed, and we never inflate a claim. Learn how we handle claims.
