What's Included in Our Estimates
Every estimate we provide is a detailed, itemized document that breaks down the full scope of work. You'll see line items for:
Materials
Specific products listed by name, manufacturer, and quantity — shingles, underlayment, flashing, ridge vents, drip edge, pipe boots, and any other components.
Labor
Clear labor costs for tear-off, installation, and any additional work like decking repair or structural modifications.
Waste & Disposal
Tear-off debris disposal, dumpster rental, and cleanup costs are included — not tacked on as a surprise at the end.
Permits & Fees
Any required building permits or inspection fees are disclosed upfront so there are no hidden costs.
Options, Not Pressure
When multiple approaches are viable — for example, choosing between architectural shingles and a metal roof, or deciding between a full replacement and a targeted repair — we'll present each option with its own estimate so you can compare costs, lifespans, and benefits side by side.
We'll make a recommendation based on our professional assessment, but the decision is always yours. We'd rather earn your trust with honest information than win a job with high-pressure tactics.
Price Match and Fair Pricing
We're confident in our pricing because we know the quality of our materials and workmanship. If you receive a lower bid from another licensed, insured contractor for the same scope of work and materials, let us know. We're happy to review it and discuss the differences. Often, lower bids reflect different materials, shortcuts in installation, or missing line items — and we'll help you identify those differences so you can make an apples-to-apples comparison.
Our promise: The number on your estimate is the number you pay. We don't add charges mid-project unless we discover unforeseen damage (like rotted decking) that requires additional work — and in those cases, we'll show you the issue, explain what's needed, and get your approval before proceeding.
